Has your home been on the market longer than expected? If so, that’s ok…a lot of homes have. There are a few things you can do to spruce up your listing, expose it to a different demographic of buyer and hopefully get an offer:

1. Get rid of winter photos:The snow is gone, the grass is green (at least it will be after the rain this week) and the flowers + trees are starting to bloom. Now is the perfect time to get the photographer back for some fresh exteriors. Many photography companies offer a seasonal update package.

2. Change up the listing description: We know that buyers look for homes in different ways; some only care about the pictures, others need to view a 3D tour before they will even step foot in a home and others study the listing…

  1. Being in a rush: When we are in a rush, we make hasty decisions. Hasty decisions aren’t typically smart decisions. Take your time when buying a home, learn the market, do your due diligence and take the process seriously.
  2. Not knowing who is on your team: A great Realtor, a great Mortgage Broker, a great Home Inspector and a great Lawyer are just a few of the professionals who will make this process as smooth as possible and educate you along the way. As a first-time buyer lean on their experience to help you make the right decision.
  3. Thinking you can get a better deal if you go direct to the listing agent: Did you know the seller’s contract with the listing agent clearly states that the agent’s fiduciary duty is to the seller? Working with a…

After the first full month with social distancing measures in place, the housing market is adjusting to the effects of COVID-19.

April sales hit 573 units, a decline of 63 per cent over last year.

"The decline in home sales does not come as a surprise. The combined impact of COVID-19 and the situation in the energy sector is causing housing demand to fall," said CREB® chief economist Ann-Marie Lurie.

"Demand is also falling faster than supply. This is keeping the market in buyers' territory and weighing on prices."

Sales activity eased across all price ranges, but the largest declines were for homes priced above $600,000.

With a greater share of the sales occurring in the lower price ranges, the average price decline was more than eight per…

Dear Salespeople, please listen to your customers.

In the midst of the C19 lockdown we received an inquiry through our website from a couple wanting to view our listing in Valley Ridge. We explained the C19 protocols we have in place and asked a number of qualifying questions (9, actually). They let me know they had been self-isolating for about a month, were practicing social distancing and would appreciate if I respected their distance as well. I assured them we were on the same page.

A couple more emails later we found out they were downsizing, had sold their acreage 90 mins outside of town and were planning on seeing our listing and another condo in the Currie Barracks at the same time. We made an appointment to view the condo the next day.

The…

After a strong start to 2020, economic conditions have dramatically changed, as COVID-19 is impacting all aspects of society.

The economic impact is starting to be felt across many industries. This includes the housing market.

March sales activity started the month strong, but quickly changed, as concerns regarding the spread of COVID-19 brought about social distancing measures. This had a heavy impact on businesses and employment.

“This is an unprecedented time with a significant amount of uncertainty coming from both the wide impact of the pandemic and dramatic shift in the energy sector. It is not a surprise to see these concerns also weigh on the housing market,” said CREB® chief economist Ann-Marie Lurie.

By the end of March, sales…

During these unsettling times we don't expect to sell many homes, and that's OK. We truly believe people should be staying at home, not out looking at homes unless it is absolutely necessary. We showed this cute little house to our clients on March 19th just as things were starting to get crazy. Between the listing agents and ourselves we took all advised precautions and added a few of our own including no paper show sheets (digital only), wearing gloves and the sellers left all lights on and doors open for us.

March 19th was the first and only time the buyers saw the house we negotiated over the phone and signed the final contract through Docusign, I met the client a few days later in front of their condo building for the deposit and dropped off…

+ bonus #TBT of 4 year old Craig sitting in an outhouse.

Over the past month I have met and talked with a number of people who were either just getting into real estate or were thinking about changing careers. I have been thinking about them a lot during this time of social distancing as I can only imagine how frustrating it must be to be so excited about such a big life move and be stuck in neutral. If this is how you feel don’t be discouraged; we are all in the same boat. You may not be able to work in your business but you most certainly can work on your business. Here are a few tips to build a solid foundation so when this is all over you hit the ground running and never look back:

Online training: Depending which company you work for they may…
