After the first full month with social distancing measures in place, the housing market is adjusting to the effects of COVID-19.

April sales hit 573 units, a decline of 63 per cent over last year.

"The decline in home sales does not come as a surprise. The combined impact of COVID-19 and the situation in the energy sector is causing housing demand to fall," said CREB® chief economist Ann-Marie Lurie.

"Demand is also falling faster than supply. This is keeping the market in buyers' territory and weighing on prices."

Sales activity eased across all price ranges, but the largest declines were for homes priced above $600,000.

Dear Salespeople, please listen to your customers.

In the midst of the C19 lockdown we received an inquiry through our website from a couple wanting to view our listing in Valley Ridge. We explained the C19 protocols we have in place and asked a number of qualifying questions (9, actually). They let me know they had been self-isolating for about a month, were practicing social distancing and would appreciate if I respected their distance as well. I assured them we were on the same page.

A couple more emails later we found out they were downsizing, had sold their acreage 90 mins outside of town and were planning on seeing our listing and another condo in the Currie Barracks at the same time. We made an appointment to view the condo the next day.

After a strong start to 2020, economic conditions have dramatically changed, as COVID-19 is impacting all aspects of society.

The economic impact is starting to be felt across many industries. This includes the housing market.

March sales activity started the month strong, but quickly changed, as concerns regarding the spread of COVID-19 brought about social distancing measures. This had a heavy impact on businesses and employment.

During these unsettling times we don't expect to sell many homes, and that's OK. We truly believe people should be staying at home, not out looking at homes unless it is absolutely necessary. We showed this cute little house to our clients on March 19th just as things were starting to get crazy. Between the listing agents and ourselves we took all advised precautions and added a few of our own including no paper show sheets (digital only), wearing gloves and the sellers left all lights on and doors open for us.
